Daramis has begun construction of the most prestigious residential development in the Czech Republic on the Prague waterfront.

Daramis is launching the Bay 55 project, which will be built on one of the last available plots in the centre of Prague, right on the banks of the Vltava with views of Prague Castle and Vyšehrad. At this location, the renowned developer is now commencing construction of a residential complex that will offer a whole new level of luxury living. In terms of construction investment, this is the most expensive residential project in Prague’s history.

The complete interior design for the entire project is being prepared by Kristina Zanic Consultants, one of the world’s most renowned studios specialising in luxury hospitality design and branded residences, which has been awarded the title of ‘Hospitality Design Firm of the Year’ on a global scale for three consecutive years. The overall architectural design of the project was prepared by Schindler Seko architekti. The developer also places great emphasis on high-quality public spaces, sustainability and the long-term value of the site. One of the first phases will be the extension of the Smíchov Embankment, which will open up a further section of the Vltava riverbank to the public and become an integral part of the overall transformation of this area.

„In August, we are launching the Bay 55 project. The first major phase will be the extension of Smíchovské nábřeží, which will expand the public space along the Vltava. We plan to complete the entire project in 2030,“ says Omri Sivor, founder of Daramis.

Bay 55 will offer a total of 114 branded residences. These will feature not only high-quality apartments, but also extensive, exceptional private communal areas, including a wellness and fitness centre covering approximately 600 m², a residents’ lounge and a wide range of services inspired by leading international projects.

Bay 55 is Daramis’s most expensive project to date and reflects the company’s long-standing philosophy of creating exceptional residential developments inspired by the mature markets of Western Europe and North America. The project’s complexity stems from its emphasis on architectural quality, extensive flood-protection measures, the high standard of materials used, and comprehensive resident services that raise the bar for urban living. The architectural design was prepared by Schindler Seko Architects.
